About the Company

Hyatt Hotels Corporation is a global hospitality company engaged in the development, ownership, operation, management, franchising, and licensing of a portfolio of hotels, resorts, and branded residential properties. The company operates through a diversified portfolio of distinct brands across five portfolios, intently focused on serving the high-end guest and customer in each segment. Its business model is centered on caring for people so they can be their best, which includes caring for colleagues, guests, customers, property owners, and the communities in which its properties operate.

Revenue Generation

The company generates revenue through three primary streams: 1) Management and franchising fees, which include base management fees, incentive management fees, and franchise fees derived from licensing its intellectual property and providing services to its property portfolio, co-branded credit card programs, and other hospitality-related businesses; 2) Owned and leased revenues, which consist of revenues from the operation of its owned and leased hotel portfolio and its pro rata share of unconsolidated hospitality ventures' Adjusted EBITDA; and 3) Distribution revenues, which consist of distribution and destination management services offered through ALG Vacations and the boutique and luxury global travel platform offered through Mr & Mrs Smith. The company's key customer accounts consist of major corporations, associations, specialty market accounts, travel agencies, and a broad and diverse group of individual consumers. No single customer is material to the business.

Investment Thesis
Executive SummaryHyatt is marketing a Mature Compounder narrative of asset-light growth, but the reality is a balance sheet hollowed out by debt-funded M&A and a valuation that ignores a 70% downside to intrinsic value. While management touts an asset-light future, tangible equity has collapsed to negative $2.2 billion, and recent profitability is an accounting fiction driven by $2.1 billion in one-time asset sale gains.
